About
Better Home Manager is Dennis Mak.
One property manager, one county, and a way of working borrowed from a previous career in industrial engineering.

From engineering to houses.
Dennis Mak’s background is industrial engineering — a discipline that is largely about making complicated, repetitive work run predictably. Where does time get lost? Which step gets skipped when people are busy? What does it cost to fix something late instead of early?
Property management turns out to ask exactly the same questions. A rental home is a series of recurring processes: turnovers, inspections, rent cycles, maintenance, renewals. Run them properly and most emergencies stop being emergencies.
It started with family.
He began by looking after homes belonging to his own family. The work that most people find tedious — coordinating trades, keeping records straight, staying ahead of what needed doing — he found genuinely satisfying. Doing it well visibly saved money and prevented problems.
Better Home Manager is that work offered to other owners across Johnson County.
How he works
You reach the decision-maker
When you call, you get Dennis Mak. Nothing has to be escalated to someone who has not seen your property.
Available when it matters
There are no set office hours, because rental problems do not keep them. Evenings and weekends included when something genuinely needs attention.
Written down, not remembered
Condition reports, screening criteria, maintenance history and costs are documented, so decisions can be checked rather than recalled.
Deliberately small.
Better Home Manager covers one county and one type of property on purpose. Staying inside Johnson County means being able to get to a house the same day. Sticking to single-family homes and duplexes means the work stays consistent enough to actually run it well.
Growing past the point where Dennis Mak personally knows every property would mean giving up the thing that makes the service worth having.
